What is a construction consultant or owner's representative?
A construction consultant (also called an owner's representative) is an independent professional who manages a residential construction or rehab project on the homeowner's behalf. TS Homes sits on your side of the table — vetting general contractors, reviewing bids and change orders, and overseeing the build from planning through close-out.
Do you act as the general contractor on my project?
No. TS Homes is intentionally independent — we do not perform the construction ourselves and we do not accept referral fees from contractors. We identify, vet, and hire the right general contractor for your project, then hold that GC accountable to the scope, schedule, and budget.

We are based in Jackson, New Jersey and work with residential clients throughout Ocean and Monmouth counties — including Lakewood, Toms River, Howell, Brick, and surrounding Central Jersey communities.
How much does construction consulting cost?
Fees are scoped to the size and complexity of the project. Full owner's representation on a new build is priced differently from a rehab oversight engagement or an advisory review. Every engagement begins with a private consultation and a clear written proposal — no surprises.

When is the best time to bring TS Homes onto a project?
As early as possible — ideally before you sign a contract with a general contractor. Engaging us during planning lets us shape the bid, contract terms, and schedule to protect your interests. We also take over stalled or troubled projects mid-build.
